Association fees will be $100.00 per month. This will most likely go
down as more units are sold. This will also maintain your dock and the
swimming pool and pool house as well as the garages, buildings and grounds. Taxes
are appx 1200.00 per unit.
SPC (Sandy Point Condos) will be a typical condo association arrangement with
a condo association monthly fee that will cover pool maintenance, mowing and
lawn services, insurance for building and grounds, snow removal, ect. When
all units are sold, there will be formal by-laws outlining the above and
an election of governing officers by the condo owners. The condo owners
association will then assume responsibility for setting dues and management of
